Terms and Conditions of Rental

Property: Villa Stella Turchese – Via Giove 36, Torre delle Stelle, 09040 Maracalagonis (CA), Italy

By confirming a reservation at Villa Stella Turchese, the guest accepts the following terms and conditions:

Rental Duration
The rental period begins on the agreed check-in date and time and ends on the agreed check-out date and time. Check-in and check-out times must be strictly respected to allow for property preparation and incoming guests.

Rental Fee 
The total rental amount is agreed as an all-inclusive price.

Reservation and Payment
The reservation will be considered confirmed only upon receipt of the deposit specified at the time of booking. The remaining balance must be paid by the date indicated in the booking confirmation. Failure to pay within the established deadline may result in cancellation of the reservation without refund of the deposit. 30% is due upon booking confirmation, and the remaining 70% must be paid 15 days prior check-in.

Cancellation Policy

For cancellations made within 60 days prior to the arrival date, a penalty of 50% of the total deposit amount will be applied.

For cancellations made within 30 days to 16 days prior to the arrival date, a penalty of 100% of the total deposit amount will be applied.

For cancellations made within 15 days prior to the arrival date, a penalty of 100% of the total booking amount will be applied.

In case of no-show or early departure, no refund will be granted.

Booking Modifications
Any request to modify the stay dates or number of guests is subject to availability and may result in a change of rate.

Check-in and Check-out
Check-in and check-out times will be specified in the booking confirmation. Arrivals or departures outside these hours must be arranged in advance and may incur additional costs.

Late Check-out
Any delay in vacating the property without prior agreement will result in additional charges and may affect incoming reservations. The host is entitled to withhold part or all of the security deposit and request compensation for further damages.

Guest Responsibility
Guests are required to keep the property in good condition and report any damages or malfunctions. Any damage caused during the stay will be charged to the guest.

Force Majeure
The property owner shall not be held liable for events of force majeure (e.g., natural disasters, government restrictions, health emergencies) that prevent the stay. In such cases, refunds or date changes will be evaluated on a case-by-case basis.

Tourist Tax
The guest agrees to pay the applicable tourist tax separately at check-in, as required by the local municipality.

Identification Documents
All guests must provide valid identification documents at check-in for registration with the Italian authorities, in accordance with legal obligations. Additional visitors must be authorized by the host in advance and must also present valid identification.

Use of the Property
The property is intended for short-term tourist use only. The guest does not establish legal residence and agrees not to sublet, lend, or transfer use of the property to third parties.

Septic System – Use of Toilets
The villa is equipped with a septic tank due to the absence of a public sewage system in the area. It is strictly forbidden to dispose of toilet paper or any kind of waste in the toilets. Use the bins provided in each bathroom.

Waste Sorting
Waste separation is mandatory. Guests are required to sort their waste properly and use the appropriate containers provided, in compliance with local recycling regulations.

House Rules

  • Smoking is not allowed inside the house.
  • No loud noise after midnight.
  • No barbecue use during days of strong wind.
  • A fee of €50 per stained cushion will be charged.
  • A fee of €200 will be charged for lost keys.
  • The house must be left in reasonably clean and tidy condition.

Security Deposit
A refundable security deposit of €1.000,00 is required at check-in. This amount will be returned at check-out, provided no damage is found. The deposit cannot be considered as an advance on the rental fee.

Guest Responsibility
The guest is fully responsible for the care of the property and its contents from check-in until check-out. Any damage caused by the guest or their visitors must be compensated. The host is not liable for loss, damage, or theft of the guest’s personal belongings.

Governing Law and Jurisdiction
This agreement is governed by Italian law. In case of dispute, and after any required mediation attempts, jurisdiction is assigned to the Court of Cagliari.

By proceeding with the reservation, the guest declares to have read, understood, and accepted all terms and conditions listed above.
